Sector 3 also consists of large 5-story industrial/commercial buildings, which have large flat sized roofs that has an empty space of 40,000 sq meters that could be revitalized as a niche for design opportunities.

Although Sector 3 has large sums of green space, the site is not actively used by the surrounding community and green spaces lack connectivity, which results in less engagement by the people. The ratio of permeable spaces to impermeable spaces in the site is below 50% which makes more than half of the sector inaccessible for the pedestrians.

5 elevated arches will connect the green spaces above the existing buildings that will also provide building space for the new city. This approach will increase the sense of connectivity in the site, as well as building the new community completely engaged with the green space.

2 floor plates that are offset from each other in different levels will provide the space for the new city, living/working spaces, as well as green spaces that will be used by the community. The offset between the floor plates frees the design from any height restrictions, making the density of the city controllable.

The ground level of the site will be redeveloped, with the new goal of maximizing permeable spaces, allowing the surrounding community to engage with the site easier and more often. New features like parks, recreational spaces, various sports fields and farmers market will enhance the diversity of activities in the sector.

The unused rooftop spaces will be revitalized as greenhouses that will produce agricultural goods as well as solar panels that produces electrical energy. This way, maintaining and running the greenhouses will provide jobs for the upcoming residents of the new city, also, the solar panels can potentially produce enough energy to support majority of the new city’s energy need.

Living/Working will be provided by movable/flexible modules in the new city. The modules are design to be stacked on top of/next to each other that can merge into a single unit. The transportation of these modules will be provided by 5 cranes that are situated on top of the arches.

Flexible modules allows the city to change/adapt to people’s lives in a daily basis, making the future of living highly dynamic and adaptable, which challenges the argument of people adapting themselves to buildings, where as the future will be the opposite, buildings will adapt to the changes in people’s lives.
